Build-to-Suit projects are tailor-made according to Client’s specific requirements. Vigavi is responsible for all the work of the project with an anticipated lease arrangement.
Tidal Tank’s facility sits on a total of 14 acres. With 7 acres of outside storage. The manufacturing facility is 31,200 square feet with 11,868 square feet of Office. The building is 28’ eave height and is 20-ton capable.
In 2015 Tidal Tank needed to consolidate and optimize its operations to service the Petrochemical industry. The firm, part of the Sprint conglomerate, needed a +30,000 SF building on 14 acres of improved land, 10 acres of outside storage to better align forward with its business strategies. Finding a site that would accommodate their need for 10 acres of outside storage was difficult. Tidal Tank decided on our Thompson Ten track due to the availability of land and Baytown’s supportive nature of their business.
With seamless communication between Tidal Tank’s leadership, Vigavi was able to deliver the storage yard component, which was both critical and time sensitive, within eight (8) months and six (6) months thereafter a turn-key building. The project included Tenant driven changes to the design that allowed for a lower cost of operation.
