Steven S. Toeppich & Associates, a law firm serving the oil and gas industry, has leased 24,076 square feet in Total Plaza, 1201 Louisiana. Anthony Squillante and Josh Morrow with Stream Realty Partners represented the tenant. Jon Dutton and Clint Bawcom with Brookfield represented the landlord, Brookfield. The firm will relocate to downtown from 2777 Allen Parkway in American General Center.

Air Products has leased 16,748 square feet in Four Greenspoint Place, 16945 Northchase Drive. Anthony Squillante and Dustin Devine with Stream Realty Partners represented the tenant. Michelle Wogan and Paula Musa of Transwestern represented the landlord, Northwestern Mutual Life Insurance Co.

Vigavi Realty has completed a 36,000-square-foot build-to-suit manufacturing building at Fairmont Industrial Center, 11802 Fairmont Parkway, La Porte. HydroTex, a Chicago-based pump systems and engineering services firm, owns and occupies the building. Richard Quarles and Mark Nicholas of JLL represented Vigavi Realty in the land sale. Preston Yaggi and Stephen Kuper and Lee & Associates represented HydroTex. Architect Terry Kennedy, of Munson Kennedy Partnership, and Vigavi Realty led the project construction.

Vigavi Realty plans to build two, 20,000- square-foot buildings with crane capacity at Bay Oaks Business Park, at Genoa Red Bluff Road and Bay Oaks Drive in Pasadena. JLL will market the buildings, which are expected to be completed in the first quarter of 2018.

Bauer-Pileco, a provider of products for the foundation construction industry, will build a 78,774 square-foot facility to relocate to Conroe Park North. KDW will begin building the three-story structure on 18.6 acres in the industrial park on FM 3083, 2 miles east of I-45, this fall.
